Many new home construction Brisbane builders hire floor plan developers and designers from outside the company; this may be more convenient for the builder, but can result in ballooning budgets, lack of communication, and final products that don’t match homeowners’ expectations. Building your very first home is a process that involves taking quite a few difficult decisions. But probably the hardest decision to take is whether you want to go for a pre-designed house or if it’s better to go full custom with it. Before you take a rushed decision though, let’s take a closer look at some of the things that make the custom home designs make better and how much they can differ from a readymade house.
If you engage an architect or engineer to design construction work and a builder or main contractor to carry out the work, you would probably appoint the architect or engineer as the Project Supervisor Design Process (PSDP) and the builder as the Project Supervisor Construction Stage (PSCS). Please use the Competency Checklist questions to ask these people, before appointing them, the project supervisors have various safety-related duties they must meet in the project, particularly around co-ordination of the works and the co-operation of the workers.
When you are having construction work done and builders are in your home, your new home construction is their workplace. This can affect your safety and that of your family. You should take the following precautions:
- Employ the right people for the work, designers and builders,
- Discuss safety with your builder or designer before work starts,
- Warn children of the dangers and make sure they stay away from the work,
- Separate works from your home life (where you can), and
- Make sure that the work area is secured at the end of each day by the contractor
- Finding and securing the perfect lot for your home, based on needs and lifestyle
- Consulting on financing and mortgage details, even tracking important milestones along the way
- Professional guidance on enhancing the value of your investment for years to come
- Research and recommendation on materials from basic and practical to extraordinary and rare
- Anytime one-on-one contact with our designers and builders, for complete open communication
- Regular status updates and tracking-to-completion reports with photos
By law, you have to determine the competency of people doing paid construction work for you, appoint project supervisors if required, keep the safety file for the work as appropriate, and let the Health and Safety Authority know if your project is going to take longer than 30 days or more than 500 person days.
